New Home Construction in Seattle & King County
Building a new home is the biggest construction project most families will ever take on. It deserves a builder who plans like an engineer and builds like a craftsman. Bullock Builders is a family-owned, licensed, and bonded general contractor based in Seattle, and our team brings 70+ years of combined Pacific Northwest construction experience to every home we build. Our owner, Xander Bullock, is a civil engineer with a Master’s in Civil Engineering and a former U.S. Army Corps of Engineers Commander. That background shapes how we approach new home construction: careful planning, exact specs, and realistic budgets and timelines from day one.
We serve homeowners across King, Snohomish, Skagit, Pierce, Kitsap, and Island counties, and we will tell you honestly what your project needs, no more, no less.
What Defines Custom New Construction
A custom home is built around how you actually live, not around a floor plan a developer chose years ago. You pick the lot, the layout, the finishes, and the systems behind the walls. A production home gives you a menu. A custom home gives you a blank page and a team that knows how to fill it responsibly.
With Bullock Builders, custom also means 100% in-house construction. Our carpenters, framers, roofers, siders, cabinetmakers, plumbers, and electricians are our own people, not a rotating cast of subcontractors. One project lead stays with your build from estimate to closeout, so decisions made in the design phase carry through to the finished home without anything getting lost in a handoff.
Site Selection and Design
Every good home starts with a good site, and Seattle sites ask hard questions. Slopes, drainage, soil conditions, tree protection, setbacks, and view corridors all shape what you can build and what it will cost. Because our owner is a civil engineer, we evaluate lots with a technical eye before you commit. If a site has a drainage problem or a steep-slope designation that will add real cost, we tell you before you buy, not after.
Once the site is settled, we move into design and architectural collaboration. We work alongside your architect, or help you find one, and we keep the design grounded in buildable reality. Beautiful drawings that blow the budget help no one. Our job in this phase is to keep square footage, structure, and finishes aligned with the number you gave us at the start. You can see how each phase fits together on our process page.
The Seattle Permit Timeline
Permitting is where many Seattle builds stall, and it is where we earn our keep early. New single-family construction in Seattle typically goes through full plan review with the Seattle Department of Construction and Inspections, and review timelines in recent years have often run several months or longer depending on zoning, environmentally critical areas, and how complete the application is the first time it goes in.
We handle permitting for you. That means complete, accurate submittals prepared with engineering discipline, prompt responses to correction cycles, and coordination with structural, geotechnical, and energy code requirements. Outside Seattle city limits, King County and the surrounding cities each run their own review processes, and we know the differences. A clean application is the single best way to protect your schedule, so we take the time to get it right before we submit.
Build Timeline and Cost Management
A custom home in the Seattle area commonly takes somewhere around a year to build once permits are in hand, though size, site, and weather all move that number. We give you a realistic schedule up front, then manage it with clear checkpoints, photo documentation, and steady updates so you always know where things stand. Seattle weather is a scheduling factor, and we plan foundation work, framing, and dry-in around the wet season rather than pretending rain will not come.
On cost, our stance is simple: honest estimates, no inflated quotes. We price the work as drawn, flag allowances clearly, and warn you about long-lead items before they become surprises. For a deeper look at what drives pricing in our market, read our new construction cost guide. If you want help spreading the investment out, we also offer financing options, and estimates are always free.
Energy Efficiency Built for the Pacific Northwest
Washington’s energy code is one of the most demanding in the country, and we treat it as a starting point rather than a hurdle. New homes we build feature well-sealed envelopes, quality insulation, high-performance windows, and heating systems sized correctly for our mild but damp climate. Heat pumps make sense in the Puget Sound region, and we install and wire them with our own crews.
Just as important in the Pacific Northwest is moisture management. Proper flashing, ventilation, and drainage planes keep our famous rain outside the wall assembly where it belongs. An efficient home that traps moisture is a failed home, so we design and build the two together.
Smart Home Integration Options
Because our electricians are in-house, wiring your home for the way you will live in it is straightforward. During framing we can rough in structured cabling, low-voltage runs, and dedicated circuits for smart lighting, thermostats, security cameras, video doorbells, EV charging, and whole-home audio. Planning this before drywall costs a fraction of retrofitting it later. We will walk through the options with you during design and recommend only what fits your habits and your budget.
Quality Assurance and Inspections
Municipal inspectors check your home at required milestones, and we welcome every one of those visits. But our own quality assurance goes further. Your project lead documents the build with photos at each stage, so you have a record of what is inside your walls: framing connections, plumbing runs, electrical rough-in, insulation, and weather barriers. We hold internal checkpoints before each inspection so nothing gets covered up until it is right.
At the end, we do a final walkthrough together, room by room, and we stay available after completion. Family-owned means we treat clients like family, and that does not stop when the keys change hands.
