When a Repair Is Enough, We Say So
Plenty of Seattle homeowners have been told they need a new roof when they needed a few hundred dollars of flashing work. We do not operate that way. We never push a replacement your roof does not need. If a repair will keep you dry for another five or ten years, we will recommend the repair and explain why.

Asphalt Shingles
The most popular choice in Seattle for good reason. Modern architectural asphalt shingles handle our rain well, come in a wide range of colors, and offer the best value per year of service. Quality underlayment and proper ventilation matter as much as the shingle itself, and we never cut corners on either.
Metal Roofing
Metal sheds rain and debris, resists moss better than most materials, and can last decades longer than asphalt. It performs well on low-slope sections and in tree-heavy neighborhoods where needles pile up. The upfront cost is higher, but for many homeowners the long service life pencils out.
Cedar Shake
Cedar is a Northwest classic with real character. It needs more maintenance in our climate, and we will be upfront about that, but when it is installed correctly and cared for, a cedar shake roof is hard to beat for looks. We repair existing shake roofs and install new ones where the setting suits the material.
How Seattle Weather Wears on a Roof
Understanding our local climate is half of good roofing. Three forces do most of the damage here:
- Rain. Seattle sees rain most of the year, and constant wetting finds every weak seam, nail pop, and flashing gap. Small leaks rarely announce themselves until drywall stains appear.
- Moss. Shaded north-facing slopes grow moss quickly. Moss holds moisture against shingles, lifts their edges, and shortens roof life. Regular treatment keeps it in check.
- Algae. Those dark streaks on lighter roofs are algae. They are mostly cosmetic at first, but heavy growth holds moisture and accelerates wear.

You make the decisions on your claim; we make sure you are making them with complete, accurate information.

Our Roof Inspection Checklist Maintenance That Extends Roof Life
A Seattle roof lasts longest with a little regular attention: keep gutters clear so water drains instead of backing up, remove debris after storms, treat moss before it takes hold, and trim branches that shade or scrape the surface. An inspection every couple of years catches small problems while they are still small.
Attic ventilation deserves special mention in our climate. A poorly vented attic traps warm, moist indoor air against the underside of the roof deck, which invites condensation, mold, and premature shingle aging from below. Some of the “roof leaks” we inspect turn out to be condensation problems, and correcting ventilation costs far less than replacing a roof that failed early because of it. Repairs are usually scheduled quickly and finished in a day. Full replacements typically run 2–5 days from tear-off to cleanup, depending on the roof’s size and complexity. Your project lead keeps you updated daily, our crews keep the site clean, and we do a final walkthrough with you before we call the job done. A replacement is loud and messy by nature, but your property should not pay for it. We tarp landscaping, decks, and patios, protect gutters and siding along the eaves, and run magnetic sweeps for stray nails across your lawn and driveway every day, not just on the last one.
